    Proposal Schedule Creation

    Most RFPs request a schedule submitted with the project bid. This can be a very high level summary schedule or a submittal with a fair amount of detail; demonstrating the bidder is familiar with projects of the type and scope; demonstrating experience and competency in building the project, and a thought out framework for successful completion. We will provide this service in electronic, hard copy, and with written proposal for managing both the schedule, and active risk management for the life of the project.


    Preliminary Schedule Creation

    We will work with you to build a spec compliant schedule pulling pertinent data from the design documents, scope and specifications, as well as refining strategy with key members of the project team. This schedule normally builds on the concepts and general framework of the Proposal Schedule, as well as reflecting an expanding knowledge horizon of project requirements\scope. Incorporating more detail and up to the minute project information, this schedule often provides the basis for project payments for the first 30 – 120 days of the project. Publicly funded projects, (including USACE, GSA, states and municipalities) specify schedule parameters for preliminary, initial and progress schedule submittals, and we comply with all these government standards.


    Baseline Schedule Creation

    Baseline schedule creation requires a solid knowledge of construction, from the architectural and structural details, through mechanical, electrical, plumbing and specialized systems. We have that expertise and can supply you with our substantial project history upon request. We have worked both on the constructor’s behalf as well as providing oversight and compliance from the owner’s perspective. The baseline schedule creation requires that the scheduler have an intimate knowledge of the specifications and plans, and the ability to do takeoffs and scope definition from them. We follow a strategy of building the first pass of the baseline schedule, and then meeting with project management and supervisory staff to refine the baseline schedule. Requirements are foremost in the scheduler’s technique, to ensure that the baseline schedule meets specifications and provides a solid, constructible model of the constructor’s execution plan for the project. Starting with a clear and purposeful model demonstrates the understanding, knowledge, and intent of the constructor to enhance the on-going relationship with the owner and bringing the project to a successful completion.


    Cost/Resource Loaded Schedules


    Predictive Execution Modeling

    Predictive execution Modeling (PEM) is the simultaneous analysis of schedule quality, history, probability of risk impacts, scope, complexity, team maturity, and other factors. It produces a unique set of quantitative, forward looking indicators that enable proactive, forward based management of on-going, complex projects. Additionally it monitors internal schedule\execution trends and flags areas of concern, months or more before they actually become issues, providing ample opportunity to mitigate or plan effective work-around\response scenarios.


    Schedule Updating

    Periodic update of the subject project schedule. This can be performed by field inspections of progress by us, progress reports from the contractor’s staff, or a combination of the two. It includes the generation of all spec required schedule reports and\or plots, the monthly schedule narrative, and, if desired, preparation of the monthly submittal package to the Corps.


    Active Risk Management

    The project schedule represents a mathematical execution model that validates an execution plan\roadmap to reach the goal of successful project completion. Achieving that goal, however, depends on the successful management of things that impact\change the roadmap. One of the effective methodologies for doing this is the simultaneous implementation of Active Risk Management with schedule management. This basically creates the structural framework for early identification of impacting factors and the timely development of mitigation\avoidance\contingency plans to achieve successful completion of the projects within stated time\cost parameters.

    We will assist you in development of a solid Risk Management Plan, process familiarization\training for the project team, organize\facilitate risk ID\Quantification sessions, and provide customized toolsets for ongoing Active Risk Management throughout the life of the project.


    US Army Corp of Engineers Construction Schedule Assistance, including QCS\RMS\SDEF

    Continuing updating and maintenance of spec compliant schedules for U. S. Army Corps of Engineers (USACE) projects including the interface of scheduling results\outputs to the Corps Resident Management System (RMS) thorough the Quality Control System (QCS) component. This includes the generation of SDEF files, and if desired, their subsequent upload to QCS, generation of pencil copies of the pay application, subsequent negotiation of included line items with Corps representatives, and production of the final Pay Request (Form 93).

    In Progress Impact Documentation/Claim Preparation

    Project life cycles may be predictable, but no project is static. Changes occur in field conditions, systems clashes, RFIs, ASIs, design changes, unplanned weather delays, and any number of other occurances that can affect the project schedule, budget, and quality. It is essential that these items are captured timely, at the time they occur and full documentation prepared for project historical documentation, time/impact analysis, or negotiation for time or compensation for occurances beyond the constructor’s control. This can include a searchable photographic database tied to the project schedule and project documentation.

    Project Progress/History Documentation

    It is to the contractor’s advantage to document execution of the schedule in correlation to progress in the field. The owner usually dictates how often the schedule must be updated and submitted to support timely pay application and payments to the constructor. This process also supports the accurate updating and statusing of work completed in the field, the material on site, long lead equipment and materials, material or equipment stored off site, etc.

    The schedule needs to be updated, reports and indicators created, and saved as historical project information. Many projects also require an as-built schedule at close-out as well as redlines, asbuilts, O&M Manuals, etc. We can provide this on-going service throughout the life of the project, preparing the constructor for any negotiations that may need to occur due to any of the aforementioned or other delay causing events. This can include a searchable photographic database tied to the project schedule and project documentation.
